How We Work Together to Build Your Dream
Project Journey
From first conversation to handover — a clear, step-by-step path.
-
We clarify goals, site constraints, planning zone, budget and timeline. You receive early guidance on opportunities, risks and next steps so decisions are made with confidence.
- Site / plot review & basic planning checks
- Client aims, lifestyle and priorities
- Programme & budget alignment
-
We translate your aspirations into architectural form — exploring plan, massing, orientation, materials and landscape to frame views and daylight.
- Floor plans & key elevations
- Outline material palette & mood
- Generic cost guidance (non-binding) to inform decisions
-
Once the concept is approved, we prepare drawings and documents for online submission to the Town Planning Authority through the Ippodamos e-system.
- Full planning set & coordination
- Digital submission & tracking
- *Timing depends on eligibility/workload
-
The structural engineer, mechanical engineer, electrical engineer and energy consultant prepare their respective studies. Together with our coordinated architectural drawings, these are submitted online for the Building Permit via Ippodamos.
- Architectural technical drawings & coordination
- Structural, MEP and energy performance studies by consultants
- Online Building Permit submission (fast-track target ~20 days if eligible)
-
We prepare specifications and detailed drawings. Along with the drawings and studies prepared by the engineering consultants, these are issued first to a client-appointed Quantity Surveyor (QS) who compiles a Bill of Quantities (BoQ). Contractors then use the BoQ to price materials, labour, preliminaries and related costs. We then compare returns and recommend the most suitable partner for quality, time and cost.
- Architect specifications & detailed drawings
- QS prepares the BoQ from the full tender package
- Contractors price the BoQ; we level and evaluate bids
-
We monitor quality, programme and design intent with regular site visits. Variations are controlled; decisions are made promptly.
- Site inspections
- RFI / shop-drawing reviews
-
Final inspections, certifications and close-out. The contractor issues all applicable warranties. You receive keys to your new home.
- Snagging & practical completion
- Final certifications & warranty pack issued by the contractor
*Project timelines may vary based on complexity, location, site constraints, availability of materials, our workload and availability, and unforeseen circumstances. Town Planning and Building Permit times also vary depending on the EOA’s workload.
